Matthew Flewelling
Matt Flewelling has been managing commercial properties since 2000, when he began overseeing properties for a local investor. In 2005, he joined a local property management company and went on to establish Principal Advisors in 2022, which focuses on commercial real estate management, leasing, and sales. With the help of his exceptional team, Matt has grown the company from a single retail property to managing over 250,000 square feet of commercial space. Through strategic partnerships, marketing initiatives, and targeted acquisitions, Matt has also played a vital role in the development of several successful real estate management and ancillary service firms that cater to Beaufort and Jasper Counties.
Reynolds Robinson
Reynolds is an accomplished real estate professional and born-and-raised Beaufortonian with a deep passion for the Lowcountry, thoughtful real estate development, and value-add investment strategies. He is the co-founder and co-owner of Principal Advisors, where he has played an integral role in growing the company from a small property management operation into a full-service commercial real estate firm serving clients throughout the Beaufort County market.
In his five years as a South Carolina Real Estate Licensee, Reynolds has brokered more than $35 million in real estate sales volume and has successfully completed notable lease transactions involving Keller Williams, The Vitamin Shoppe, Bath & Body Works, Wells Fargo, Regions Bank, and various local, state, and federal government entities. His experience spans commercial sales, leasing, property management, investment strategy, and redevelopment advisory. Reynolds graduated from the University of South Carolina with a Bachelor of Arts in Mass Communications and a minor in Business Administration from the Darla Moore School of Business. He is also an IREM-certified commercial property manager, ICSC member, board member of the Carolina Cove Executive Center, and a seasoned real estate investor.

Stuart Derrick
Stuart Derrick is a Beaufort native and an accomplished commercial real estate professional with a strong focus on property management operations. He holds a Bachelor’s degree in Financial Management with a Real Estate emphasis from Clemson University and brings both local market knowledge and a disciplined financial approach to managing commercial assets. Upon receiving his South Carolina Real Estate Salesperson’s License and IREM Certified Commercial Property Manager (CPM) certification in May of 2025, Stuart immediately assumed responsibility for a portfolio of approximately 75 commercial units. From the outset, he distinguished himself through his attention to detail, responsiveness, dependability, problem-solving ability, and strong customer service skills. In September of 2025, Stuart’s role expanded significantly as he took on the management of approximately 150 commercial units, a responsibility in which he has continued to excel. His consistent performance, organizational skills, and ability to proactively address tenant and ownership has resulted in Stuart overseeing all day-to-day property management operations and serving as the main contact for all tenants and owners within our portfolio.
Gerald LaHay, CCIM
With over a decade and a half of experience in commercial real estate, Gerald brings a proven record of success and industry expertise to the Principal Advisors team. Licensed since 2004, Gerald achieved the prestigious Certified Commercial Investment Member (CCIM) designation in 2013, a mark of distinction held by fewer than 10% of commercial real estate professionals worldwide. Throughout his career, Gerald facilitated over $15 million in CRE sales, showcasing a dedication to delivering exceptional value to clients. Gerald served as a Corporate Real Estate Analyst for Citi Trends, Inc., a national retailer based out of Savannah, GA. This role provided insight into the tenant side of market analysis and lease negotiations further enhancing his ability to navigate complex commercial transactions and deliver tailored solutions. Gerald answered a call to serve in 2018 and joined City of Beaufort/ Town of Port Royal Fire Department. He is proud to serve his community as a Lieutenant and Advanced Emergency Medical Technician. He received a lifesaving medal for a water rescue at the downtown waterfront. Gerald is proud father of two boys and a husband. When he’s not at work he enjoys being on the water boating, fishing or hunting.
Weston Blackwood
Weston relocated to Beaufort after spending nearly three decades in the Upstate of SC working on a variety of real estate holdings with core competencies in land development, asset management, and property and project management. Throughout his career, Weston has managed a diverse portfolio including general and medical office space, flex space, industrial, retail, as well as multi-family and mixed-use developments. He successfully oversaw lease negotiations and tenant improvements for prominent brands, including Starbucks, Chipotle, Southern First Bank, Sherwin-Williams, and CAVA. He enjoys the complexities of portfolio transactions, including acquisitions and dispositions, and collaborating closely with general contractors, architects, engineers, and other key stakeholders to achieve the desired results.
