What does commercial space cost in Bluffton?
It depends on the corridor more than on the property type, and we will not publish a single number because a single number would be wrong. Highway 278 and Fording Island Road frontage prices differently than Sheridan Park flex, which prices differently than an Old Town storefront, which prices differently again than second generation restaurant space. The listing aggregators quote a Bluffton average, but they are averaging a handful of active listings and they contradict each other.

Do I need approval to change my Old Town storefront or add a sign?
Usually yes. The Old Town Historic District is bounded by the May River south of Bridge Street, Verdier and Heyward Coves on the east and west, and a portion of the Calhoun Street corridor, and it runs five sub districts. The Historic Preservation Commission reviews new construction, additions, renovations, site work, and demolition, and a Certificate of Appropriateness is judged against the Secretary of the Interior’s Standards for Rehabilitation and the Town’s design standards.
The useful exception most tenants do not know about: minor exterior and non structural work and ordinary maintenance can often go through a Site Feature Permit instead of full Commission review. Signs inside the historic districts also run through a Site Feature Permit. Every other sign in Bluffton needs a Sign Permit. Getting that sequence right is the difference between opening on schedule and opening two months late.
Why is my Bluffton CAM bill higher than I expected?
Often because it is not only CAM. A lot of Bluffton’s newer commercial product sits inside a master planned community with its own association covering landscaping, lighting and signage, and lagoon maintenance, and that assessment lands on top of the center’s CAM. Bluffton Village Town Center is a clear example. The association can also hold approval rights over your signage and your special events, separate from anything the Town requires.
If you are a tenant, ask what the association assessment is before you sign, not after. If you are an owner, this is exactly the line item a manager who does not work Bluffton will fail to reconcile properly.
Bluffton or Hilton Head for my business?
Honest answer: they are two different bets and plenty of businesses belong on the island. Hilton Head is a 2.98 million visitor tourism economy with tight land supply and a market that grows by redevelopment rather than new ground. Bluffton grew 33 percent in five years, has land available, and is where the region’s healthcare capacity is being built right now.
If your revenue comes from visitors, the island usually wins. If your revenue comes from residents, employers, or medical referral, Bluffton usually wins, and your occupancy cost will be lower. We work both and we have no reason to push you to either one.
What does commercial property management cost, and what is included?
Commercial management is normally priced as a percentage of collected rent, with the percentage falling as the building gets larger and the tenant count gets simpler. A single tenant net leased building and a multi tenant center with CAM reconciliation are not the same job and should not carry the same fee.
What matters more than the headline percentage is what sits outside it. Ask any manager you interview, including us, to put in writing whether leasing commissions, construction management, after hours maintenance coordination, and CAM reconciliation are inside the fee or billed separately. That is where the surprises live. We will quote you the whole thing before you sign anything.
How long does it take to open a business in Bluffton?
Plan on the permitting, not the buildout, being your critical path. You are looking at zoning confirmation against the Unified Development Ordinance, a Town of Bluffton business license, hospitality tax registration if you serve prepared food or beverages, a sign permit, and, in Old Town, historic review. If your space is inside a master planned community, add association approval for signage and exterior changes.
