Ridgeland is the county seat of Jasper County, which Census Bureau estimates released in May 2026 ranked as the fastest growing county in the United States, up 6.0 percent in a single year. We are going to be straight with you about what that does and does not mean for Ridgeland: almost all of that growth landed in Hardeeville, and the town of Ridgeland itself has been comparatively flat. Ridgeland’s story is not population. It is inventory.

Five interstate interchanges sit in and around town. There are 380 acres of certified shovel ready industrial land at Cypress Ridge and 670 acres with rail nearby and natural gas on site at the Moultrie Tract on Exit 22. The Port of Savannah is roughly 35 minutes away and the Port of Charleston is roughly 80 minutes, which makes Ridgeland one of the few Lowcountry submarkets with genuine dual port optionality. Meanwhile the county around it is absorbing growth faster than anywhere in the country.

To be clear on geography, because it trips people up: this is Ridgeland, South Carolina, in Jasper County. It is not Ridgeland, Mississippi, and it is not in Beaufort County, whatever a competitor’s website structure may tell you.

Ridgeland’s land area went from roughly 2.4 square miles in 2000 to about 44.7 square miles today through annexation, so the town limits reach a lot further than the town center suggests.

I-95 Exit 22 and Jacob Smart Boulevard

Exit 22 is the US 17 interchange, and US 17 runs through town as Jacob Smart Boulevard. This is the primary highway commercial address in Ridgeland. The 670 acre Moultrie Tract fronts this interchange with rail nearby and natural gas on site, which is the single best industrial site attribute in the county.

I-95 Exit 21 and East Main Street

The SC 336 interchange and the connection to downtown. Cypress Ridge sits about five minutes from this exit, and the existing local industrial base, including J and J Machinery Transport on Firefly Drive, is in this area.

Cypress Ridge Business and Industrial Park

4427 Grays Highway on US 278. Roughly 380 acres available, industrial zoned, South Carolina Certified Shovel Ready, containing a 40,000 square foot speculative building expandable to 98,000 square feet built through a Jasper County, SouthernCarolina Alliance, and Santee Cooper partnership. No rail on site. TICO, a heavy duty terminal tractor manufacturer, operates here.

Exits 18, 28, and 33

Bees Creek Road, SC 462, and the northern US 17 split. Jasper County carries seven I-95 interchanges in total and three industrial parks, and interchange commercial land is the county’s most liquid product.

Downtown Ridgeland

The county seat, the courthouse, and the professional and service tenancy that comes with being the seat of government. Ridgeland Correctional Institution is a significant local employer, and the Ridgeland Airport carries a 4,200 foot runway for general aviation.

The industrial corridor address, connecting Ridgeland toward Hampton County and inland Jasper County. CSX operates freight service through Ridgeland, though Amtrak passes without stopping.

What Ridgeland Owners and Buyers Actually Ask Us

Is Ridgeland actually growing, or is that just Jasper County?

Mostly it is Jasper County, and specifically Hardeeville. Jasper County was the fastest growing county in the United States over the year ending July 2025, but Hardeeville more than doubled since 2020 while the town of Ridgeland has been comparatively flat. If a broker shows you the county headline and lets you assume it is Ridgeland’s number, they are either not paying attention or hoping you are not.

What is true and useful: Ridgeland is the county seat of the fastest growing county in the country, it holds the certified industrial land and the interchanges that the growth eventually has to use, and its commercial land basis is well below Beaufort County. That is a supply story, not a demand story, and it is a good story if you are patient. If you need occupancy tomorrow, look at Hardeeville.

Ridgeland or Hardeeville for industrial?

Hardeeville is where the absorption is. It is roughly ten minutes from the Port of Savannah, it has delivered about 2.2 million square feet of Class A cross dock space, and it has six million more entitled. If you want a building you can occupy, or you want to be next to national logistics tenants, go there.

Ridgeland is where the site attributes are. The Moultrie Tract at Exit 22 has rail nearby and natural gas on site, which neither Clarius Park nor Cypress Ridge can offer, and Cypress Ridge is certified shovel ready with a spec building already up. Ridgeland is also 35 minutes to Savannah and 80 minutes to Charleston, so a user who wants dual port access rather than pure Savannah exposure has a real reason to be here. If you are building to suit, or you need rail or gas, Ridgeland deserves the look.

What does South Carolina Certified Shovel Ready actually mean?

It means the site has been through a standardized due diligence process covering things like title, boundary survey, environmental assessment, geotechnical work, wetlands delineation, zoning, and utility availability, and that documentation is packaged and ready for a prospect to review. It does not mean the site is graded, permitted for your specific use, or that utilities are already at your pad.

What it is worth in practice is time. For a corporate site selector working a compressed schedule, a certified site can cut months out of diligence, which is why economic development organizations invest in the certification. For a local user buying five acres, it matters much less than whether sewer capacity exists. Do not pay a premium for certification you do not need.

My Jasper County tax bill changed. What happened?

Jasper County ran a countywide reassessment in 2025 and implemented the new values in 2026. In the fastest growing county in the country, a lot of commercial and land valuations moved.

Commercial property in South Carolina is assessed at 6 percent of fair market value, against 4 percent for an owner occupied residence, so the same percentage move hits a commercial owner harder in dollars. Land held for appreciation is especially exposed. There is an appeal window and it does not stay open. We are happy to look at your notice against comparable sales, whether or not you are a client.

Why did my sewer or water capacity fee go up?

Beaufort Jasper Water and Sewer Authority is funding a capital program of more than $600 million over roughly five years, with an additional bond planned, paid for through an 18 percent rate increase phased over three years plus developer sewer capacity fees that more than doubled by summer 2026. The authority’s chief engineer has publicly described water production as having come close to the system’s ultimate capacity.

In Jasper County this is frequently the difference between a feasible project and an infeasible one, and it is the number most land buyers discover last. Get a written capacity and fee quote before you close. We will not let a client go to contract on a site without one.

What does commercial property management cost, and what is included?

Commercial management is normally priced as a percentage of collected rent, and the percentage falls as the building gets larger and the tenant count gets simpler. A single tenant net leased building and a multi tenant center with CAM reconciliation are not the same job and should not carry the same fee.

What matters more than the headline percentage is what sits outside it. Ask any manager you interview, including us, to put in writing whether leasing commissions, construction management, after hours maintenance coordination, and CAM reconciliation are inside the fee or billed separately. We will quote you the whole thing before you sign anything.

Is I-95 construction going to affect Ridgeland?

Not yet, but it is coming. The active reconstruction right now is the Mile Marker 0 to 8 project in Hardeeville, which broke ground in August 2025. The corridor improvement covering Mile Marker 22 to 33, an eleven mile stretch from Exit 22 through Exit 33, was in the design phase with a public meeting held in Ridgeland in October 2025.

If you own highway dependent retail or service property at those interchanges, this belongs in your five year plan now. Lease terms signed today should account for a construction period that is likely to arrive inside them.
