SALT is an 880 acre NorthPoint Development project at Highway 17 and I-95, with up to 6 million square feet at buildout and a $200 million, 550 job first phase. East Argent is a 7,351 acre community between US 278 and Highway 170 with 1.5 million square feet of retail and office entitled. Is the Jasper Ocean Terminal actually happening?
Not on any timeline you should underwrite to. As of early 2026 the project remains in limbo and has been discussed in terms of mid century or later. South Carolina Ports has asked to redirect budget away from the terminal toward a cold storage facility instead. You will still find pages, including some economic development pages, quoting an opening date that has long since passed. Treat those as stale.
Here is the honest version: the reason to be in Hardeeville industrially is the Port of Savannah, which is real, operating, and about ten minutes from Clarius Park. If a broker is selling you a Hardeeville site on the strength of the Jasper Ocean Terminal, ask them to show you a funded schedule. There is not one.
My Jasper County tax bill changed. What happened?
Jasper County ran a countywide reassessment in 2025 and implemented the new values in 2026. In a county that just grew faster than any other county in the United States, a lot of commercial valuations moved, and some moved a lot.
Commercial property in South Carolina is assessed at 6 percent of fair market value, against 4 percent for an owner occupied residence, so the same percentage move in value hits a commercial owner harder in dollars. If you own here and you have not looked at your notice against comparable sales, do that. There is an appeal window and it is not open forever. We are happy to look at your numbers, whether or not you are a client.
Why did my sewer capacity fee go up so much?
Because Beaufort Jasper Water and Sewer Authority is funding a capital program of more than $600 million over roughly five years, with an additional bond planned, and it is being paid for through an 18 percent rate increase phased over three years plus developer sewer capacity fees that more than doubled by summer 2026. The authority’s chief engineer has publicly described water production as having come close to the system’s ultimate capacity.
For a developer or an owner user this is not a footnote, it is a line item that can move a project’s feasibility. Get a written capacity and fee quote before you close on land, not after. This is the single most common way we see Hardeeville deals go sideways.
Should I be in Hardeeville or in Beaufort County?
If you need land, industrial space, distribution access, or lower occupancy cost, Hardeeville is very likely the answer, and the Port of Savannah proximity is the real driver. If your business depends on Beaufort County rooftops, on tourism revenue, or on being close to Hilton Head customers, then it depends on your customer and you should not move just because the rent is lower.
We work both counties, so we do not have a horse in that race. What we will not do is tell you Hardeeville is cheap and leave out the utility capacity fees and the reassessment, because after those, the gap is smaller than people expect.
Can I actually find a small warehouse or flex bay in Hardeeville?
It is harder than it should be, and that is the honest answer. Hardeeville’s headline industrial product is big box: two million square feet at 95 Logistics Center, six million entitled at SALT, a million planned at Clarius Park. Those buildings are marketed by national brokerages to national tenants and they are not going to divide into a 4,000 square foot bay for a contractor.
The small and mid sized inventory exists but it is fragmented and a lot of it never gets listed. That is a large part of what we do here: knowing which local owner has space coming available before it hits a portal. If you need a small bay, call us and tell us your square footage, your power, and your door requirement, and we will work the off market side.
What does commercial property management cost, and what is included?
Commercial management is normally priced as a percentage of collected rent, and the percentage falls as the building gets larger and the tenant count gets simpler. A single tenant net leased building and a multi tenant center with CAM reconciliation are not the same job and should not carry the same fee.
What matters more than the headline percentage is what sits outside it. Ask any manager you interview, including us, to put in writing whether leasing commissions, construction management, after hours maintenance coordination, and CAM reconciliation are inside the fee or billed separately. We will quote you the whole thing before you sign anything.
The I-95 construction is in front of my building. How long?
The Mile Marker 0 to 8 project is a ten mile reconstruction covering fourteen bridges, rebuilding Exits 5 and 8 and adding a new Exit 3 at Purrysburg Road. It broke ground August 14, 2025 and was active through 2026.
If you own or lease highway dependent retail on that stretch, this belongs in your rent conversation right now. Construction period access changes are a legitimate basis for a rent concession or a lease restructure, and landlords who understand that the alternative is a vacancy are usually willing to talk. If you are a landlord, the same math cuts your way: a short term concession that keeps a paying tenant through construction beats a two year re lease on the other side.
